(not my ad; no benefit to me; posting an interest 'sighting'.)Heres' another Non-H account at $1.50 per credit. Wow, a 17k account would usually fetch 80cents or $13,600 for normal credits...that's a $12,000 "premium" for the non-H. Breakeven after 240 of those $50 cleaning fees?!?!??! The last one on ebay when for 1.85 per credit, so this one at 1.50 per credit is a steal!!! Right? Hee Hee. Ouch. Just called and it is still for sell at 11:25am PST. The assessment of the value paid for a No housekeeping account should be the absolute dollar amount above the underlying resale credits. Not a $ per credit. I don't think it's worth much more than $6k above that rate. In other words about $18k.I believe it will last a while at $25k. At $12k above the underlying credits, I can pay about 250-300 housekeeping fees. How many people stayed in a timeshare that many times in their lives? I think a better plan is to buy a WorldMark account at $2000 below market and then sell it at market. Take the $1500 or so in profit after all transaction fees and use it for housekeeping fees. That will be good for 30-50 housekeeping fees. More than enough to cver several years of reservations of a high use WorldMark traveller. When that's done, do it again. Now, if someone was going to frame their WorldMark transfer papers and put it in their trophy room, then I could see paying $25k for that ownership. IP: Logged |

I used to try and educate as many buyers/TUGGERS as possible about this. Now I'm not so sure I wan't to. (I"ve already got mine....now I want it's resale value to become $3 per credit. I still think I'll buy 10k or 30k or 300k extra of the 80cents/cr and sell my really large Non-H for $3/cr. So, I've changed my mind....so, please get you one quick and we'll campaign together for "why they're worth $3/cr" in the future.....kind of like a "tax on folks who are bad at math". Hat

At a $13k premium over the resale market, I am thinking about selling non-housekeeping accounts short. I'll form an LLC and call it "Never Pay Housekeeping Again, LLC" And it's sole purpose is to sell WorldMark non-housekeeping accounts. The price will be $1.85/credit for a minimum purchase of 20k credits. We'll just create an account that pays housekeeping fees directly to Trendwest for every reservation that's made. IP: Logged |

Sounds good at first...could work. Except you'd have a little credibility problem until you get well established. How can you convince me that if I give you my $13k extra, you'll really be around in 50 years to give my grandkids free HK? Heck, I'm leary of paying $600 upfront fees to help me sell/rent my TS.....what's to say that character is going to be there in 6 months? Rock,Yes... any credits in your account enjoy the no-h account status of the account. The no-h benefits are associated with the account... not the credits in the account. So even though I upgraded my measly no-h account to 102K credits... they are all no-h credtis. Also... when I rent credits from other owners... I do not pay housekeeping fees on reservations made with those credits either. /Jim IP: Logged |

Flynz4,I can now see how worldmark is your week-end home. I would surely like to add those 17K non-housekeeping to my other 50K credits, but last year I purchased 420 pts. with Club Intrawest and can not justify any more money spent on timeshares. Haveing said that I did e-mail Jeff Fudge with an offer of $17000.00.....and Jeff e-mail back that higher offers had been already refused.

Jeff Fudge sold a 6000 non-hk account last month for $1.50. That makes more sense to me than this lastest offer for $25,600..............But.... ya gotta get up pretty early in the morning to catch that kind of deal. I also noticed in Tug's ads a 10,000 credit non-hk for $17,000.00......it went on to say that if there were no takers that it would be entered on the e-bay May 13th......

Thank you Jim,You were famous for all the helpful and interesting entries you had enterred into the OLD WorldMark forum. I find the NEW Worldmark very dull. No angry housewives....No upset dog owners.....No one mad at CStucky.....BOREING. Anyway, someone in the lobby had pointed you out as you were heading for the elevated.....the look on your face as I forced the closeing elevator door back open and stuck out my hands and said "Hi I'm Mel Jenkins" was pretty interesting to say the least. I wrote Jeff Sunday that I was CONSIDERING OFFERING $20,000 and his seller accepted......Then Jeff RE-READ my email and saw where I was in the considering mode......hmmmmmmm So I'm the guy who got the seller to come down to a more reasonable $20,000. .......As for me ........I did the math and decided to wait for the nexts elusive 6000 credits for $9000.00.
